Several ways, actually: we are fully licensed by the California Department of Corporations under the California Residential Lending Act. We are approved by the Department of Housing and Urban Development, and by the Department of Veterans Affairs. Our staff is experienced and highly expert. We have a Loan Underwriter in the office, a CPA, a Life Agent, and Ken is an Accredited Mortgage Professional, a designation conferred upon him by the Mortgage Bankers Association of America. We do not represent you in these other capacities, but rather we believe it's important fore you to know that we have a broad financial background from which to draw our experience.

How important is it to be licensed and does the type of license matter? |

It's very important and the type of license does matter. The California Department of Corporations and the Nationwide Mortgage Licensing System have dictated the requirements we must meet. We have required classes about ethics, agency laws, consumer protection, anti-discrimination and about a wide variety of loan programs. We must undergo a background check and pass examinations, both state and federal. Licensing also provides a track-record should a consumer have a complaint.
Other licensing bodies such as FDIC typically exempt their company employees from any state level education and testing. They are also exempt from the educational requirements of NMLS and currently only must register and have a background check. |

You do FHA loans. Is that a big deal? |

In order to do FHA loans, the company must first be approved by the Department of Housing and Urban Development, one of the most difficult approvals to get and keep. That is a big deal. FHA loans have different rules and features than conventional loans. These are the best loans for some people, not for others. Doing these loans adds to our flexibility and to choices we can offer our clients. |

The home loan industry doesn't work that way anymore. Almost all lenders either transfer loans, or, leave the option available for them to do so. |

Any of several ways. We'll be very happy to take your information over the telephone. This usually takes us about 20 minutes. Or, you can complete an application "on-line." Just follow the prompts. If your financial position is complex, if you own several properties, or if you are self employed, it may be best to call for an appointment. |

There are NO up front fees. It costs nothing to apply. After we review your application and determine that you are a candidate for financing, we will get a full tri-merge credit report, with your permission. This will provide information from all three bureaus (Equifax, Trans Union, and Experian) including credit scores. This costs $18, an excellent value we believe. |

No reputable lender will ever make a claim like that! It's dangerous to expect to "beat the market." We'll try our best to get your loan approved with excellent terms. Our expertise will enable you to plan your move. We'll handle your financing. Our clients feel they get superior service and a better rate than other lenders. We believe we provide the best overall value. |

Most people want a good value and that's what we provide. Skill, knowledge, good advice by somebody who can be trusted... that's us. Our systems have been designed to catch potential problems before they become real problems. All of this has been critical to the excellent reputation we have developed.
If none of this is of value to you, than you may be setting yourself up to be the victim of an unethical lender. You may be promised the best deal in town, (or on the internet), only to be surprised with undisclosed fees, pre-payment penalties, and worse. Reputable lenders don't do these things and they don't happen to the clients who select them. |

Does it cost me more to use your services rather than to find the "best deal" on my own? |

No. It costs no more to use our services. We are providing a complete loan "package" to the secondary mortgage market, which includes: the appraisal; preliminary title reports; your credit report; and, independent verification of income and bank balances, etc. We have also determined under which program you will be approved. This eliminates a lot of work for the investor, and for this they "discount" the price of your loan.
There are still some unethical lenders in the loan market. They promise below market rates and NEVER deliver. We call this bait and switch. We will ensure the best loan is provided for your individual situation.
It's much more difficult to shop for a home loan than most people would imagine. There are so many variables that could affect the ultimate rate and fees that lenders hesitate explaining them all. And, consumers don't know what all to ask about. Just to add to the confusion, the interest rate markets change constantly.
Go with an ethical lender with whom you can trust! You won't regret that.

We understand a lot about financial matters. We know about income tax consequences, and about how investments work. We have a CPA on staff, and a Licensed Life Agent who knows about annuities and such. But, we are not working with you as professional advisors in those areas! We always defer to your advisors in such matters. Having these resources helps us to discuss options with you and your advisors, and we speak their language. |
